$1,500,000 - $2,000,000

- Small house within half a mile/ 1 mile of the beach around 1,300-1,500 sq. ft. 2 bedroom 2 bathroom & in older condition. A few would be on PCH across from La Costa, Broad Beach land side, Malibu West, Malibu Park but these houses do not have a lot of land or big view.

- House in the canyons with a nice view, privacy and some land needs some work. 

- House with a lot of land in the mountains but needs work. 

-N new or remodeled home that is about a 3 bedroom home around 2k-2.5k sq ft but doesn’t have a great view or land and 2-3 miles up a canyon like Latigo/ Corral 

$2,000,000 - $2,500,000

- Smaller house around 1,500 sq. ft. with an ocean view that needs work in areas like Big Rock, La Costa or Malibu Park.

- Property with a good sized lot that is flat within a mile of the ocean that needs work and a smaller house around 1,500 sq. ft.  in areas like Ramirez Canyon. 

- Remodeled or new house around 2,500 sq. ft.  within a mile of the beach but does not have a view/ notable ocean view or a lot of land. Most likely in a neighborhood with lot sizes around 10,000k-15,000k sq. ft. in areas like Sunset Mesa, lower Big Rock neighborhood or Trancas/Malibu West
